Title packetIndex

Title packets, scoped to the tracts you name.

Send a county, a legal description and a deadline. Our Landmen LLC, an independent landman firm, runs the records and delivers the runsheet, mineral ownership report, flowchart, curative list and tract map you ask for, tabbed as one packet.

For operators, developers, title attorneys and other landmen.

Landmen, not attorneys. We build the packet; your counsel writes the title opinion.

Runsheet

Every instrument of record in the chain, oldest to newest: what it is, where it is recorded, who signed it, what land it covers and what it did to title. It is the evidence the rest of the packet cites.

How far back

Current owner
The vesting deeds of today's owners, and the liens, leases and easements recorded against them since.
A set number of years
Back to a date you pick, such as a prior title opinion's cutoff or what a lender asks for.
To sovereignty
From the patent forward. For a tract nobody has run, or when your examiner wants the whole chain.

Mineral ownership report

The runsheet worked into who owns the minerals of record as of the run date: each owner of record, their fraction and decimal, net mineral acres, lease status and the runsheet lines that vest them. Royalty, NPRI and term interests get their own lines when the chain has them.

  • One line per named owner of record. Where a line stops of record, the report names the last holder and says so.
  • The decimals add to 1.00000000, or the report says why they don't.
  • NPRI, non-participating royalty interest. NMA, net mineral acres.
  • A landman's report of record ownership, for your counsel's review. Not a title opinion or legal advice.

Flowchart

The same chain drawn as a chart: who conveyed what to whom, where an interest splits and where it stops.

Solid box
An owner who has leased or conveyed some or all of an interest of record.
Dashed box
The chain stops of record: no lease and no conveyance out.
Terminal
The lease of record, or "no lease of record". One per owner.
Hop
Two lines that cross without joining. A dot is a split.
C-1
A curative item, listed in Exhibit C.

Drawn from the same list of owners as the MOR, so every owner on the report has a box and every box is on the report. Where a name differs, the C flag says why.

Sample chain of title flowchart for Tract 1 The State patents the tract to A. B. Doe, who deeds it to John Doe. John Doe conveys half the minerals to Richard Roe; his will passes the rest to Jane Doe, Mary Doe and John Doe Jr. Mary Doe deeds half of hers to John Doe Jr. and keeps 1/16. Exhibits

What the packet rests on, lettered so the runsheet and MOR can cite it.

Exhibit A Tract map

The tract plotted from its recorded legal description and checked against the county parcel map where there is one. A PDF for the packet. Not a survey and not a boundary determination.

Easements, roads and ROW of record go on the map with the runsheet number that created them. In this sample only Tract 1 is drawn to scale.

Sample Exhibit A tract map Tract 1 is the northeast quarter of Section 12, 2,640 feet on a side, with a county road along the north line and a pipeline right-of-way crossing its south end. Exhibit B Instrument copies

Every instrument on the runsheet as a PDF, named by filing date, book and page so the folder sorts in runsheet order. Where a county's images are poor or missing, the runsheet says so on that line.

Exhibit C Curative requirements

Each defect, the instrument that would cure it and who has to sign it. Curative work can be scoped too, with your counsel's forms and direction. Ask.

A landman's list of suggested requirements, for your counsel's review. Not a title opinion or legal advice.

Send a scope

One tract or a whole project. Tell us where the land is, what you need and how far back.

Who reads it
Our Landmen LLC receives each request. Call or email if you would rather talk first.
What we do
We are landmen, not attorneys. We build the packet; your counsel writes the title opinion.

Before you send

Do you give title opinions?
No. We are landmen, not attorneys. We run the records and build the packet; your counsel examines it and writes the opinion. Tell us your examiner's format and we will say whether we can build to it.
Which counties do you work?
Ask. Put the county and state in the scope and we will tell you whether we can take it and how that county keeps its records.
Runsheet or MOR?
The runsheet is the evidence, one line per instrument. The MOR is the conclusion: who owns what today. They are usually ordered together, and the MOR cites a runsheet line for every interest.
Can another landman send overflow?
Ask. Send the tracts and your runsheet and MOR templates, and we will say whether we can build to your format.
